provide 6-9% initial
cash yields. The yields
do not take into consideration
fluctuations in rent,
property value appreciation,
the tax advantages
of depreciation and
interest write-offs,
and favorable capital
gains treatment via
the1031 Tax Deferred
Exchange.
Upland
TICs are usually financed with non-recourse leverage of 50-70%. This leaves room
for additional debt should it become necessary.
