The
Upland Tenants-In-Common
(TIC) properties have been strategically
analyzed, and
using a very
conservative
set of assumptions,
are to be held
for (usually)
between five
and ten years.
Each property
has an exit
strategy
based upon expert
market and property
investment analysis.
All TIC investors
will be provided
with the plan,
and at least
annually, the
plan will be
revisited, updated
and communicated
to each TIC
investor. Unsolicited
offers on the
TIC property
will be presented
for the TIC
investors.
Upon
a sale, most
of the TIC investors
are likely to
re-invest their
proceeds (using
a 1031 Tax Deferred
Exchange) into
other Upland
TICs.
The
Upland plan
is a conservative,
long-term approach
to commercial
real property
ownership.
